A wall is swept on a grid in about a minute. Every reading keeps its 3D coordinate, so the same wall can be measured again in six months and actually compared.

THE PATTERN IS THE DIAGNOSIS
Rising damp

Bottom band wet, top dry — ground moisture wicking up the wall. Expensive if it is ignored, and common in granite and stone walls here.

Penetrating damp

An isolated wet patch — a leak from outside, a pipe, or failed flashing. Usually the cheapest of the three to fix, once you know where it is.

Condensation

Moist upper corners and window reveals — poor ventilation and cold bridges. A living problem, not a building failure, and often fixable without works.

I live here, and I do the inspection myself.

Fifteen years in construction — drywall, finishing, bathrooms, full renovations — before I started inspecting. That is the difference between spotting a crack and knowing what it will cost you. I live in Vale de Prazeres, so I know what houses in this region do: granite walls that wick, roofs after a hot summer, wells in August.

You always deal with me. I drive out, I scan, I write the report. No subcontractors, no call centre, and I have no interest in whether you buy the house or not.

QUESTIONS

Asked before booking

Do I need to be in Portugal myself?

No. Most of my clients are still in the Netherlands or Belgium. You get the model, the report and a call — being there adds nothing to the measurements.

How accurate is a scan, really?

Within 0.5% of actual dimensions — roughly one to two centimetres on a three-metre wall. Accurate enough for floor plans, layouts and renovation estimates.

Which area do you cover?

Central Portugal, roughly 100 km around Fundão: Covilhã, Castelo Branco, Guarda, Viseu and everything in between. Further afield on request.

Can my agent or builder see the report?

Yes. You get a link anyone can open in a browser, no account needed. What you share, and with whom, is up to you.

What language is the report in?

Dutch, English or Portuguese — your choice. Handy when the seller or the builder reads only Portuguese.
