Use the Inspecto iOS app to scan a room with LiDAR. The scan automatically uploads to your account. You can then view it under the "Original" tab on the dashboard.
Click "New Combined Model" on the dashboard. This creates an empty canvas where you can add rooms from your scans. You can also fork an existing scan to create an editable copy.
A scan is the original LiDAR data (read-only). A model is an editable workspace where you combine rooms, add furniture, and plan renovations. A fork is an editable copy of a scan or model.
A property groups all scans for the same building over time. Create a property for each client/building you inspect, then assign scans to it.
Go to the Properties page (link in dashboard header). Click "New Property" and fill in name, address, client name.
On the dashboard Original tab, each scan card has an "Assign" button. Pick an existing property or create a new one.
On a property detail page, all scans are listed chronologically with version numbers. You can see how long between each scan and compare changes over time.
Upload a new scan and assign it to the same property as the previous one. The timeline automatically increments the version number.
Double-click the model name on its card. Type the new name and press Enter to save, or Escape to cancel.
All: shows everything. Combined: models with multiple rooms. Fork: editable copies. Original: your LiDAR scans from the iOS app.
Models are grouped by building (project name from the scan). You can collapse/expand each group by clicking the header.
Under the Original tab, click the Delete button on a scan card. You will need to enter your password to confirm.
Left-click + drag to rotate. Right-click + drag to pan. Scroll to zoom. Press T for top-down view, V for 3D perspective.
Select (S), Add Room, Add Furniture (F), Draw Shape, Draw Wall, Measure, Add Marker. Switch tools from the toolbar or use keyboard shortcuts.
In the Rooms sidebar tab, click the + button next to an available scan. The room appears on the canvas and can be moved/rotated.
Open the Furniture tab in the sidebar. Click a furniture item to add it to the scene. Drag to position, use the properties panel to set exact dimensions.

Select the Draw Wall tool (W key). Click to set the start point, then click again to place the wall. The wall snaps to a grid if snap is enabled. Hold Shift for free angle (otherwise snaps to 45-degree increments). The wall also snaps to nearby wall endpoints.
Select a user-drawn wall, then click the yellow Split handle above the wall midpoint. This creates a 0.9m gap in the wall. You can also use the Split wall button in the properties panel.
Select a user-drawn wall. Blue sphere handles appear at each endpoint. Drag them to resize. You can also type an exact length in the properties panel.
Select a user-drawn wall. In the properties panel, click + Door or + Window. The door/window appears at the wall midpoint. Standard door: 0.9m wide, 2.0m high. Standard window: 1.0m wide, 1.2m high at 0.9m sill height.
Press D to toggle dimension labels. Wall lengths appear along each wall and room areas appear at the floor center. Labels update in real-time when walls change.
Yes. Use Ctrl+Z to undo and Ctrl+Shift+Z to redo. You can also use the undo/redo buttons in the toolbar. Up to 50 actions are remembered.
Select a room, then use the Zone dropdown in the properties panel. Choose Demolish (red), New Construction (blue), Renovate (amber), or Keep as-is (default). The zone color overlay and label appear on the room.
Select a room, then click "Add Roof" in the properties panel. Choose a roof type: Flat, Gable (triangular ends), Hip (slopes on all sides), or Pitched (single slope). Adjust ridge height and overhang.
Use the floor selector in the toolbar (up/down arrows). Rooms on other floors appear ghosted. Assign a room to a floor via the Floor dropdown in properties.
Extensions are rooms marked as new construction. Create a new combined model, add rooms, and set the zone to "New construction" for proposed additions.
Select the Add Marker tool from the toolbar. Click a location in the 3D scene to place a marker. Fill in the title, description, severity, and category in the properties panel.
Select a marker, then click "Upload Photos" in the properties panel. You can upload up to 5 photos per marker. Photos appear as thumbnails with delete buttons.
Select a marker. In the properties panel, enter the estimated cost and an optional cost note. The total cost of all markers is shown at the bottom of the markers tab.
Structural, Electrical, Plumbing, Cosmetic, and Safety. Set the category in the properties panel when a marker is selected.
If a room has a 360 photo (uploaded from the iOS app), a purple "360" button appears next to the room name in the sidebar. Click it to open the fullscreen panorama viewer.
Click and drag to look around. The viewer fills the full screen. Press ESC or click Close to exit.
Laserliner DampFinder Compact Plus 082.017A (BLE 4.0). Other Laserliner BLE meters may also work. The LASELION MS04 requires manual entry (no Bluetooth).
In the Moisture panel, click "Start BLE Sweep". A session ID appears. Open the Inspecto iOS app, tap "Connect Meter", and enter the session ID. Readings appear live on the 3x3 grid as you press the meter against the wall.
Yes - type readings manually into the grid cells. The colored feedback and pattern diagnosis work the same way.
The session groups all 9 readings for one surface. The iOS app streams each meter press to the session, the web editor shows them live, and clicking Finish saves everything at once.
Open the "Moisture" tab in the editor sidebar. Select a room, then a surface (wall, floor, or ceiling). Type readings into the 3x3 grid cells. Each cell saves automatically on blur or Enter.
Green (0-12%) = Safe. Amber (12-17%) = Watch. Orange (17-22%) = Concern. Red (22%+) = Critical. Empty cells are unmeasured.
A 0-100 score based on the highest moisture reading. 100 = dry, 0 = severe moisture throughout. Shown at the bottom of the moisture panel.
Yes. Colored dots appear on the walls at the measurement positions, color-coded by severity. Green = safe, red = critical.
A 0-100 score combining moisture data, inspection markers, and the 84-point checklist. Higher is better (safer to buy). Shown on the PDF report.
The system analyzes moisture readings on each wall and detects patterns: rising damp (wet at bottom), penetrating damp (one side wetter), condensation (wet at top), or localized leaks. Each pattern comes with a recommendation.
Based on the highest moisture reading. 100 = completely dry (0%), 0 = severe moisture (30%+). Shown per room and in reports.
Open a model in the editor and click the "Inspection" tab in the sidebar. An inspection is automatically created. Fill in the property address, client name, and inspector name at the top.
The checklist has 8 sections (Exterior, Roof, Electrical, Plumbing, Interior, Moisture, HVAC, Safety) with ~84 items total. For each item, select a status: Good (green), Fair (amber), Poor (red), N/A, or Not Accessible. Add notes for any item by clicking the notes icon.
G (green) = Good condition. F (amber) = Fair, minor issues. P (red) = Poor, needs attention. N/A = Not applicable to this property. NA = Not accessible during inspection.
Each checklist item has a hint icon. Click it to see detailed guidance on what to look for during the inspection.
The section score bar shows the percentage of items rated Good (green), Fair (amber), and Poor (red). The overall score aggregates all sections.
Yes. Use the language selector at the top of the inspection panel to switch between English, Dutch (NL), and Portuguese (PT). All labels and hints update.
Click "Generate Report" in the inspection panel or the PDF button in the toolbar. The report includes the cover page, section scores, full checklist with notes, inspection findings, and a legal disclaimer.
